[ EDIT COLORS HELP ]
After choosing the display in FLAP and the item to color edit the
display is shown in the black window on the right side of the
screen. The black window is bordered in white to indicate that
you are in the color edit mode and ready to begin modifying the
color of the chosen item. The item to be edited is identified by
cursor on the menu to the left.
The background color of the item can be changed with the horizon-
tal arrow keys (-> <-) and the foreground with the vertical arrow
keys ().
When the desired color change is made, press F2 to go back to the
item menu. Other items can then be chosen to edit from the menu
until all desired changes have been made to the display.

[ LOAN CALCULATOR HELP ]
The Loan Calculator allows one of the 4 loan variables, amount,
term, interest, or payment, to be calculated on the basis of the
other three. First move the Answer Window to the variable that
you wish to calculate. Next, change one or more of the other
three variables by moving the input cursor to the variable and
typing in the new value.
The limits for values entered are loan amount, $999,999,999.99;
term, 999 months; interest, 99.999%; and payment, $999,999,999.99.
When all desired changes are entered, press F5 to calculate the
new value of the variable in the Answer Window. If you want the
answers to be calculated immediately after each entry, press F6,
to activate the Autocalc option. Autocalc status is displayed at
the bottom of the calculator.
If you wish to move the calculator to another area of the screen,
use the LRUD keys.

[ ROUND HELP ]
This option allows you to choose whether or not to round loan
parameters such as payments, principal, interest, and balance to
the nearest cent. These values are handled by the program as
double precision floating point numbers. As a result, the values
shown on lists and reports will not be fully accurate unless
the rounding option is chosen. The inaccuracies will normally be
only a matter of a few cents.
If rounding is chosen critical values will be rounded as they are
calculated. The rounding process will noticeably slow multiple
calculation processes such as amortizations.

[ NEGATIVE AMORTIZATION HELP ]
Some states do not allow negative amortization (NA) of home loans
,so here you can choose to avoid it on loans prepared with FLAP.
NA occurs when a payment is too low to pay the interest due at a
payment period. As a result the unpaid interest is added to the
remaining balance of the loan, and the principal paid that period
is negative rather than positive.
If the NA option is turned off, payments will be automatically
adjusted so that the interest due for a period is paid except for
graduated loans. It is best to turn on the option when working
with graduated loans. If you load a loan which has NA, the NA op-
tion in setup will be automatically turned on for the current
session (but will not be saved to disk).

[ EXTRA PAYMENTS CONSTANT HELP ]
Here you can choose to make extra payments constant when editing
loans. If they are not held constant they will change when the
properties or values of a loan are modified. You might choose to
hold extra payments constant or "harden" them against indirect
edits. This might be the case if you wish to make a certain fixed
extra payment each month and want to explore the effects of the
extra payment under various conditions. Setting extra payments to
constant will not protect them from direct edits, i.e. a direct
keying-in of a new payment amount.
You might sometimes choose not to hold extra payments constant.
For example, you might have a fixed payment amount that you want
to make each month, regardless whether or not it exceeds the min-
imum payment due. In this case the overall payment can be hardened
by not making extra payments constant.

Under some conditions, such as with rounding or 365 day years, the
loan balance might not be zero when the last minimum payment is
made.
You can choose with this option to have the last payment raised to
pay off the loan.

[ MATRIX CALCULATOR HELP ]
Whereas the pop-up loan calculator does one calculation at a
time, the Matrix Calculator can carry out as many as 170 loan
calculations at the same time and display the results on screen.
The Matrix Calculator works with the four basic loan variables,
loan amount, term, interest rate, and periodic payment amount.
The Matrix Calculator allows you to quickly review the effects on
one of the variables (the answer variable) of changing two of
the others over a selected range and of holding the fourth var-
iable constant. Thus, one of the variables must be chosen as an
answer variable, another as the constant. The remaining two will
be varied over a range selected by you. These will be the hor-
izontal and vertical labels on a two dimensional "matrix" table
which is filled with answers for the answer variable.

[ EDIT MATRIX CALCULATOR HELP ]
This dialog window allows you to customize the matrix table. Up
to 12 different displays with a choice of row and column numbers
can be selected here.
In the "INTERVAL" column you can choose which of the 4 loan var-
iables will be the answer and constant parameters, and you can
choose the interval changes of the two changeable parameters.
In the "START" column the starting values of the 2 variable par-
meters can be chosen, and the value of the constant parameter
can be typed in. At the far right side of the window the "R" and
"C" labels indicate which of the variable variables will be used
as vertical (ROW) and horizontal (COLUMN) headings, respectively.
At the bottom of the dialog window, you can select the column
and row sizes. You should choose the least number of rows and
columns needed to provide the desired information. This is es-
pecially important for slower computers and when interest rate
is the answer parameter. Interest rates take longer to calculate.

Enter here whether you want to print matrix tables on narrow (N)
or wide (W) paper. If you choose narrow 8.5 inch wide paper, Flap

the paper. Make sure that condensed print is set up below for
your printer.

[ CONTINUOUS PRINTING OR PAGE BREAKS HELP ]
This selection sets up the conditions for printing amortization
lists. If you choose the continuous mode, the lists will not
break with each page. If you choose page break mode, the lists
will break, and a new heading and page number will appear at the
top of each new page. This setting will also determine the page
break format of lists saved on disk.

Enter in these three lines any additional information that you
wish to appear on printed or disk-save reports. The information
might be your name and address or identification of your company.

[ PRINTER CODES HELP ]
Enter here the codes for your printer that will instruct it to
turn condensed print mode on and off and to form feed. Most print-
ers can use control/escape codes for this purpose.
The control/escape codes will originally default to those of an
Epson dot matrix printer. Most other dot matrix printers will em-
mulate these codes so they will likely work with the defaults.
Refer to your printer manual to determine the correct codes for
these operations.

[ PRINTER PORT HELP ]
Select here the parallel port to which your printer is connected
on your printer. This will usually be LPT1, and Flap defaults to
that selection unless you change it here.
